Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
This apartment is specifically designed for a temporary staff member or a study-oriented senior (international) PhD or Master/MBA student at Erasmus University (EUR). Located on the 11th floor of the prestigious "Maaszicht" building, the apartment offers a serene environment ideal for study, complete with a stunning view over the city of Rotterdam and the river Nieuwe Maas. It is conveniently situated within walking distance of the Erasmus University Campus Woudenstein, the international "Social Hub", and Kralingen shopping center, while being just ten minutes by public transport from the city center of Rotterdam.
The apartment spans a total of 105 m2 and features a spacious studio equipped with a full-scale kitchen and a foldable double bed, along with an additional bedroom that includes a double bed. The rent covers the use of the unfurnished apartment, local taxes, and access to larger appliances such as a microwave oven, dishwasher, refrigerator, washing machine, and tumble dryer. However, heating, internet, electricity, and drinking water costs are not included in the rent. The owner will initially charge tenants the average monthly heating costs, which may be adjusted later.
Internet access is available through a non-activated wired point from KPN, allowing tenants the flexibility to arrange their own internet service plan. Although some furniture pieces like a table, seats, and a television screen are left by previous residents, they are available for free use or can be removed. A new IKEA double bed will be provided in the bedroom, but it will not be installed unless requested by the tenant. The apartment is part of a building that primarily houses residents aged thirty and older, fostering a quiet living environment as it is designated as a "non-party zone".
Subleasing or housing large pets is strictly prohibited. The minimum rental period is typically one academic year (nine to twelve months), with a maximum of two academic years (24 months). Rent payments, including heating costs, are due before the start of each month. The deposit required is equivalent to one month's rent, excluding heating costs, with the initial payment consisting of the deposit plus the first month's rent, including heating costs. Prospective tenants are encouraged to introduce themselves briefly when making inquiries, including relevant information about their employment or student status at Erasmus University.
